According to the Shenzhen Municipal Housing and Construction Bureau, foreign nationals may purchase one residential property for personal use in Shenzhen if they can prove they have worked on the Chinese mainland for at least one year.
Foreign nationals married to Chinese citizens with Shenzhen hukou (household registration) may purchase property under the same standards as Shenzhen households (typically allowing the purchase of two homes).
Documents needed:
A valid passport and a work permit showing employment on the Chinese mainland for at least one year.
If the work permit is for less than one year, applicants should provide an employment contract totaling more than one year and proof of personal income tax payments for at least one year. Employment durations may be cumulative.
Holders of China permanent residence cards (Five Star Cards) do not need to provide proof of years worked on the Chinese mainland.
How to choose a property:
Visit Shenzhen Municipal Housing and Construction Bureau website ( https://zjj.sz.gov.cn/ ), click “房源信息查询,” and select “坪山” to view new residential listings in Pingshan District. Each listing includes apartment size, price, property management fees, developer, property management company, address, and a sales phone number. Follow the purchase procedures provided by the property sales representative.
You can also use the “i深圳” app. Open the “i深房” page, tap “区域” and choose “坪山” to browse new homes in Pingshan District. Listings include photos, nearby amenities, floor plans, available discounts, and more. The app also offers a mortgage calculator, policy information, and virtual-reality home tours. On the “i深房” page, the “我要买房” subpage will suggest options based on your budget, desired apartment size, and other preferences. The “我要签约” subpage allows you to complete contract signing and related paperwork online (where supported).
